Option 3: 20% of the land value based on the entire size of 206.2374Ha @ R404 048.93 / ha (20% = R 16.7 million)
Option 4: Opening offer on Discounted land value where the first 10% will be R 7.25 million of which the first R2 25 million will be put on a loan account and R 5 million will be for purchasing shares or participating in the development.  This also offers the investor a buy out option after the first year against a good return just on the land value.

The landowner will be responsible to ensure that the required infrastructure and Service Level Agreements are available and to enable the land to develop the required capacity.  Further details will be available in the Services Level Agreements expected which forms part of the application for the township development.

The property is 206,24 hectares in extent but the only usable area as per town planning  layout is 106 hectares.  Value after zoning is projected as follow: 106ha X R1.65mil/ha = R174.9mil - (can be even higher price per hectare due to the industrial/business components included)
